Maintenance & Apartment Care
How to Request Maintenance
At Laredo Town Apartments, our maintenance team works to keep our communities clean, safe, and well maintained. If something in your apartment needs attention, please submit a maintenance request through your AppFolio resident portal whenever possible.
Submitting through AppFolio helps us track your request, assign it to the right person, document the repair, and follow up if parts or vendor service are needed. For step-by-step help, please visit our How to Submit a Maintenance Request in AppFolio guide.
Emergency maintenance generally includes issues that may affect health, safety, security, or cause property damage, such as major water leaks, sewer backups, electrical hazards, broken exterior door locks, no working A/C during extreme heat, or no working heat during cold weather. If there is immediate danger, fire, a medical emergency, or a security emergency, call 911 first.
Help Us Complete Repairs Quickly
Residents are expected to allow reasonable access for maintenance, repairs, pest control, inspections, HVAC filter changes, preventative maintenance, and other property needs. If you submit a maintenance request, please keep the repair area accessible and secure pets before maintenance arrives.
Laredo Town Apartments also provides scheduled HVAC air filter replacement as part of our regular maintenance program. Depending on the community, filters may be replaced monthly or quarterly, and in some communities this may be coordinated with quarterly pest control service. This service is included in your rent at no additional charge. Fresh filters help improve airflow, support better indoor air quality, reduce dust buildup, and reduce strain on the HVAC system.
Please allow access during scheduled filter replacement and pest control visits. Residents may replace filters between scheduled service visits at their own expense, as long as the correct size and type of filter is used.
Taking Care of Your Apartment
Good apartment care helps prevent avoidable damage and keeps your home more comfortable. Please report leaks, drips, ceiling stains, wall stains, moisture, unusual odors, plumbing backups, running toilets, A/C or heating issues, electrical concerns, pest concerns, broken locks, or appliance problems as soon as possible. Even a small stain or drip can be a sign of a roof leak, plumbing leak, or A/C drain issue.
To help prevent plumbing problems, please flush only toilet paper and human waste. Do not flush wipes—even those labeled “flushable”—because they may not break down properly and can clog pipes. Never flush paper towels, feminine products, diapers, cotton swabs, grease, food, or other items. Do not pour grease or cooking oil down the kitchen sink.
Please also avoid making holes in walls, doors, cabinets, or fixtures. If you would like to hang lightweight pictures or decorations, use removable adhesive products such as 3M Command Strips or similar damage-free hanging products, and follow the removal instructions carefully. Large items, heavy mirrors, shelves, TVs, fixtures, curtain rods, satellite equipment, or anything requiring screws, anchors, drilling, or permanent installation must be approved by management in writing before installation.
Residents may not make repairs, alterations, or installations without written approval from management. If something needs repair, please submit a maintenance request rather than attempting to fix it yourself.
