Understand the Costs of Renting an Apartment
Planning your housing budget is easier when you know what to expect. While monthly rent is your largest expense, there are a few additional costs to consider before moving into your new apartment.

Move-In FAQs
Why are typical monthly housing costs?
Your monthly expenses may include:
- Monthly rent
- Electricity
- Internet or television service
- $20 Annual Resident Technology & Convenience Fee
- Monthly pet rent (if applicable)
Every apartment includes a refrigerator and stove/range at no additional cost, so you won't need to purchase these essential appliances before moving in. Appliance availability beyond the refrigerator and stove/range—such as microwaves, washers, and dryers—varies by apartment community.
What's included in the Annual Technology and Convenience Fee?
Tenant Portal- Secure online resident portal access
- ACH rent payments with no additional convenience fee
- Online maintenance requests
- Electronic lease documents and communications
- Online payment history
Many residents appreciate being able to pay rent electronically without purchasing money orders, mailing checks, or making trips to the leasing office.
What are typical move-in costs?
Tenant PortalBefore receiving your keys, you'll typically pay:
- First month's rent
- Security deposit
- Application fee ($40 per adult)
- Pet deposit (if applicable)
If you reserve an apartment, your security deposit holds the apartment off the market. There is no separate reservation fee. If you later decide not to move in, a portion of your security deposit may become non-refundable as outlined in your reservation agreement.
Your leasing agent will review all move-in costs with you before you sign your lease.
Why is my second month's rent different?
CONTACT USTo keep rent due on the first day of every month, we collect your first month's rent before move-in. If you move in during the middle of a month, your second month's rent is simply prorated for the days you occupied the apartment during your move-in month.
How long is the lease?
Our standard lease term is one year. If your lease begins during the middle of a month, it will generally expire at the end of that same calendar month the following year.
Budgeting Tips
- Budget for seasonal electric bills.
- Budget for renters insurance. While optional, many residents find the small monthly cost worthwhile for the protection and peace of mind it provides.
- Set up ACH payments through the resident portal.
- Keep a small emergency fund for unexpected expenses.
